How to Clean and Prepare Your House to Show in 34 Minutes or Less

cleaning. If you have let things slide for a few days too many you may need a little help getting started. This important task does not have to be a stressful or time-consuming ordeal. These easy tips will help get the house cleaned the quickest way and without a lot of hassle. The objective is to sell my house fast and sell my house now. This is what I recommend to sell a house fast in Georgia.

Outside: 

·         The first impression a buyer sees is when they drive up. A picked up front yard and a clear path to the front door goes a long way to keep the buyer’s attention.  ( 4 min)

Kitchen:

  • Place the dishes in the dishwasher. (5 min)
  • Wipe down counter tops and stove with an all-purpose cleaner. (2 min)
  • Check for smells and spray if needed. (1 min)

Bathrooms:

  • Have sanitizing wipes under your bathroom sink so you can wipe the countertop before anyone arrives. (2 minutes)
  • Make sure the toilets are flushed and the seat lids are down.  (1 min)

Bedrooms:

  • Make the beds. Anything on the bed move under the bed for now. (5 minutes)
  • Remove any clutter that is not needed in the bedroom as it will help make the bedroom appear larger and cleaner. (2 minutes)


Living Room:

·         Wipe the tables with a microfiber cloth or other to pick up the dust. (2 minutes)

·         Break out the vacuum to quickly sweep the carpet into a clear, clean pattern. By doing this you’re proving you are a house keeper that also keeps up with the house maintenance. This is the only room to vacuum before the buyers show. (3 minutes)

  • Put up or away all gadgets, DVDs, newspapers, and games that have been left out. (4 minutes)

Garage:

·         There is probably not enough time to clean up here so at least close the outside door and make sure the prospective buyer can walk into the garage from the inside door. (3 min)

I have followed Lee’s training and teaching for years. He is a good teacher and one of the really good lawyers that understands the Real Estate Business. Lee came and talked to us at  to GAREIA  (the Georgia Real Estate Investors Association- The Largest REIA in the US) this week. Lee spent a lot of time explaining how to protect your assets and how to protect your business. Lee also discussed the proper way to structure a small business, write a will and the many types of trust documents and their use. Lee also talked and explained the importance of protecting you Identity. Identity theft is one of the biggest crimes and growing every day..

I highly recommend his material and courses to anyone who is serious about protecting their personal and professional assets and Identity.  Lee is also counsel to the United States Supreme Court.  I like having Lee as the  Attorney on my team!

Family Finances – Sunk Costs & Bad Movies Part 1 of 2
You’re about to get an Economics lesson that will change the way you manage your family finances (don’t worry, this isn’t boring college stuff)

You see in economics there’s a concept known as “sunk costs”. Real simply this just means any amount of money or time you’ve already invested that you can’t get back.
The point is when you make financial decisions, or any decisions for that matter, you can avoid poor decisions by treating “sunk costs” as exactly that – a lost expense you can never get back. Never weigh sunk costs in making a decision. After all, they’re already sunk!!

Okay – enough economics – let’s go to the movies!
What was the last bad movie you saw in the theater?
I’m talking really bad – just thoroughly un-enjoyable???

So halfway through – you know, the point where you realized, “This movie is just getting worse”, did you get up and walk out OR just sit there?

If you’re like most folks, you probably sat there.

Why?

Even though the movie was giving them a migraine, most folks will say, “Well, I already paid $8 so I stayed.”

That’s sunk costs in action!!

Stop and think about it. Does wasting more of your time watching another hour of an irritating movie make sense just because you already paid for it?

Does My House Sound Like a Good House?

When it comes to increasing the value of your house, you usually think it terms of “looks”.

Does it “look” nice and new?

What “looks” like it needs to be replaced?

How can I make my house “look” it’s very best?

While “looks” certainly matter, there is more to it…
Consider this:

“Looks” may be the first thing a person notices – but you were created with five different senses.

For this tip of the month – let’s take “hearing”.

Have you ever asked yourself, “Does my house sound like a good house?”

You might not realize it but an unusual or unpleasant sound can turn off a potential buyer or appraiser just as quickly as a broken window.

Buyers are naturally skeptical – if they “hear” something unusual, like a metal whirring in the boiler room, they will assume the worst!

A clanking exhaust fan in the bathroom…

A squeaky door or floor board…

Even a harmless drip inside of your septic tank can send buyers running scared!� The solution?

Shut off all the TVs and radios in the house. Then walk from room to room and just listen.

(Do this preferably during the day since not all the same utilities run at night and folks will be visiting your property during daytime hours).

Hear anything unusual or strange?

Do not just see if you can GUESS what it is. Knowing that a weird rattling sound is just the loose bolt on your furnace does not make it better. Fix it!

The neat part is – most repairs to get rid of these wacky noises in your house cost little to nothing. It is the method of addition by subtraction (of those unhealthy little noises) and can certainly value to your house.

I was invited to the 2010 Rain Camp in Atlanta Georgia . This is the largest group of Realtors, Brokers and Real Estate professionals in the country. This meeting  in Atlanta to was to train on the latest and greatest  marketing strategies for moving More Homes right now. The professionals and senior level advisors  in the room were outstanding teachers. Speakers received several questions they had never had before. The marketing strategies include; social media, IMSD (internet marketing specialist designation), growth leader, realty generator, Blogging, SEO (search engine 0ptimization), PPC ( pay per click), google, google voice, etc. I took about 20 pages of notes.
