<p>I have followed Lee&#8217;s training and teaching for years. He is a good teacher and one of the really good lawyers that understands the Real Estate Business. Lee came and talked to us at  to GAREIA  (the Georgia Real Estate Investors Association- The Largest REIA in the US) this week. Lee spent a lot of time explaining how to protect your assets and how to protect your business. Lee also discussed the proper way to structure a small business, write a will and the many types of trust documents and their use. <p><em><strong>Family Finances &#8211; Sunk Costs &amp; Bad Movies Part 1 of 2</strong></em><br />
You&#8217;re about to get an Economics lesson that will change the way you manage your family finances (don&#8217;t worry, this isn&#8217;t boring college stuff)</p>
<p>You see in economics there&#8217;s a concept known as &#8220;sunk costs&#8221;. Real simply this just means any amount of money or time you&#8217;ve already invested that you can&#8217;t get back.<br />
The point is when you make financial decisions, or any decisions for that matter, you can avoid poor decisions by treating &#8220;sunk costs&#8221; as exactly that &#8211; a lost expense you can never get back. Never weigh sunk costs in making a decision. After all, they&#8217;re already sunk!!</p>
<p>Okay &#8211; enough economics &#8211; let&#8217;s go to the movies!<br />
What was the last bad movie you saw in the theater?<br />
I&#8217;m talking really bad &#8211; just thoroughly un-enjoyable???</p>
<p>So halfway through &#8211; you know, the point where you realized, &#8220;This movie is just getting worse&#8221;, did you get up and walk out OR just sit there?</p>
<p>If you&#8217;re like most folks, you probably sat there.</p>
<p>Why?</p>
<p>Even though the movie was giving them a migraine, most folks will say, &#8220;Well, I already paid $8 so I stayed.&#8221;</p>
<p>That&#8217;s sunk costs in action!!</p>
<p>Stop and think about it. Does wasting more of your time watching another hour of an irritating movie make sense just because you already paid for it?</p>

<p>Does My House Sound Like a Good House?</p>
<p>When it comes to increasing the value of your house, you usually think it terms of &#8220;looks&#8221;.</p>
<p>Does it &#8220;look&#8221; nice and new?</p>
<p>What &#8220;looks&#8221; like it needs to be replaced?</p>
<p>How can I make my house &#8220;look&#8221; it&#8217;s very best?</p>
<p>While &#8220;looks&#8221; certainly matter, there is more to it&#8230;<br />
Consider this:</p>
<p>&#8220;Looks&#8221; may be the first thing a person notices &#8211; but you were created with five different senses.</p>
<p><em><strong>For this tip of the month &#8211; let&#8217;s take &#8220;hearing&#8221;.</strong></em></p>
<p>Have you ever asked yourself, &#8220;Does my house sound like a good house?&#8221;</p>
<p>You might not realize it but an unusual or unpleasant sound can turn off a potential buyer or appraiser just as quickly as a broken window.</p>
<p>Buyers are naturally skeptical &#8211; if they &#8220;hear&#8221; something unusual, like a metal whirring in the boiler room, they will assume the worst!</p>
<p>A clanking exhaust fan in the bathroom&#8230;</p>
<p>A squeaky door or floor board&#8230;</p>
<p>Even a harmless drip inside of your septic tank can send buyers running scared!ï¿½ The solution?</p>
<p>Shut off all the TVs and radios in the house. Then walk from room to room and just listen.</p>
<p>(Do this preferably during the day since not all the same utilities run at night and folks will be visiting your property during daytime hours).</p>
<p>Hear anything unusual or strange?</p>
<p>Do not just see if you can GUESS what it is. Knowing that a weird rattling sound is just the loose bolt on your furnace does not make it better. Fix it!</p>
<p>The neat part is &#8211; most repairs to get rid of these wacky noises in your house cost little to nothing. It is the method of addition by subtraction (of those unhealthy little noises) and can certainly value to your house.</p>

<p>Merry Christmas from Mark and the staff at A O Home Solutions.  We had an excellent year and hope you did too! 2011 is already shaping up to be another super year.</p>
<p>Thank you to each and every one of you that supported us throughout the year in the many ways we do business. We had a great time getting to know you and building friendships that extend beyond the norm. We&#8217;re looking forward to next year, working together to help you achieve your individual dreams of buying or selling a house and or building a profitable real estate investment business.</p>
<p>We take pride in building not only business relationships with you but also personal relationships as well.  Several of you have sent cards and presents.  This is a testament to the relationships that I&#8217;d like to develop with each of you. I would like to share our holiday spirit with you.</p>
